Commercial Documentation Types
If the Loan is between $50,000 and $500,000 the DOC TYPE is stated income stated asset.

LTV based on credit scores - upto 80% Financing

Minimum Credit Score is a 660

Owner Occupied or Investment

All Legal Entities are acceptable
If Loan Amount is over $500,000 please call for the various DOC Types that are available for you situation
If the loan is over $500,000 we will need the following:

Borrower(s)/Owner(s) Name, address. SS Number and Phone number

Property Address including county (geographic restrictions apply)
-
Property income broken down by unit (monthly rental income, sq ft. occupancy, unit type - apt, office, light industrial

Annual Expenses (real estate taxes, water and sewer, insurance, heat, utilities)
-
Loan Type and Term (1, 3, or 5 yr arm, 10 or 15 yr fixed, most loan types can go to a 40 yr ammortization)
-
Current Mortgage Balance on Property if Refinance.
Once we have the above information we will run a credit report on the primary borrowers/owners. We should have a letter of intent back to you within 72 hours.
